Ultra-low Energy Consumption Green Office Building (5A) in Beijing Subsidiary Administrative Center

According to the analysis of the environment and current situation of the site, the administrative office building is determined to be located at central north of the site, the south side is set aside as the main plaza, for holding large events. In the east, south and west of the site vehicle entrances and exits are set along the secondary roads which face the city on, and underground parking lots are set nearby, to achieve the separation of pedestrians and vehicles. Pedestrian entrances of the building are set in direction of east, south, west and north, and are group divided according to different users: among them the south side facing the main plaza is the main entrance, primarily for the usage of external personnel; the western entrance is for internal personnel; the eastern entrance is for visitors; the northern entrance is for logistics personnel.

The main office building is comprised by two rectangular body and the formed in-between vertical atrium, with seven stories in the south side and eight stories in the north side, the building height is 32 meters. The southern body is divided into two parts by the internal green space on the second floor. The green space connects the atrium, forming a ventilation corridor, and at the same time sets the boundary for external office service and internal office, enabling them non-interfering with each other. The building functions are clearly partitioned, the orientation and lighting is excellent, the idea of vertical green courtyard is introduced to create sustainable, high-quality office environment.

This case sets the green ecology, opening and collaboration, innovation and coordination as the starting point, and in combination with the features and requirements of the office building, it is proposed that: the three design concepts of the combination of vertical green ecological garden with office space, homogenous plane flexibility and passive energy-saving design, and this is accomplished by the plane flow line, building volume assembly, new material application in façade, atrium and each other design aspects.

Eco-tech

In order to build novel high-quality office atmosphere space, the energy-saving idea is throughout the design. Considering the influence of winter, summer monsoon in Tongzhou district, Beijing (in summer southwest wind direction is dominant, and in winter is northwest wind), the south side of the building body is set up with ventilation corridor, leading the summer monsoon to enter the building, decreasing the energy consumption of air-conditioning system; the northern building body is dense and heavy, being able to block winter northwest wind. The green courtyard is warm in winter and cool in summer, maintaining evergreen in four seasons, increasing temperature and air humidity and regulating microclimate. Rainwater recovery system enables water resources secondary utilization. The overall architecture design fully utilizes the gifts from nature: natural lighting, natural ventilation, double-layer façade ventilation cooling and shading, passive heating and cooling, applying renewable energies and a series of other measurements to build up a complete energy-saving system.

Featured design

1. Green courtyard

Besides its important role in energy-saving, it introduces a garden in the interior office building, allowing being close to nature in all seasons either in the corridor or in the office, which is comfortable and pleasant. South orientation is favorable for plant growth and this becomes one of the characteristics on the façade, the two-storey-high courtyard is magnificent yet cordial, making this project becomes a great feature of the area, either in terms of building or scenery.

2. Atrium space

Its design combines the neighboring urban green landscape. The vertically set atrium not only renders northern office building equivalently good natural lighting, but also brings in the scenery from west side, enabling visual accessibility from the rest corridor. Making the thirty-thousand-square-meter-large office building body light-permeable and lightweight, stable but not stuffy. The distribution of rest corridor coordinates with the plane location of the green courtyard space, giving each floor a sharing green space, and achieving the open-sharing and homogeneity of the office area plane.

The building façade has a double-layer structure, the inner layer is solid wall with square open windows, and the windows fulfill the use demand of internal building functions. The outer layer is a frosted U-shape glass curtain wall. Double-layered façade cloaks the building with a gentle and varied-detail-rich coating. Owing to the variation of daylight and indoor lighting at day and night, the façade exhibits different appearance. At exhibitory space joints, the façade is selected using transparent glass curtain wall, emphasizing and displaying the interior part of building.

Following the design concept, it is designed that office staff, external personnel, visitors or performance and logistics personnel have relatively separated entrance and flow line, not interfering with each other. The plane arrangement comprehensively takes the underground auxiliary functions and the location of parking lots, it is flexible and economic. The idea of Sponge city is introduced, and the integration of both small and large scale plaza, as well as the appreciation of green space concerted with rest space design, making it open and close to people.
